Three (3) Acres, location, Steuben County, New York. Legal easement access, private road with electric & phone, Woods, Stream & View. Wooded vacant recreation/residential land, about a mile northwest of the city of Bath, in Steuben County, in south central New York State, including all timber and surface mineral rights.

This land is mostly wooded, and has a real "babbling brook" (stream) running across, about half way back. The front half is gently down sloping down to the stream. West of the stream is heavily wooded and moderate to steep sloping up to near the top of Hickory Hill. The view from up there is quite nice as you can see from the photos. It has 255 feet of frontage on a private road (called Cossen Road) which comes in off of Hickory Hill Road. The electric and phone lines run right across the front to this land on the east side. You can see the power pole and electric service wires in the photos.

It is just about rectangular in shape. The front (east) side is 255 feet. The north and south sides are both 521.6 feet. The back (west) side is 255.37 feet. The survey/topography map will show you the bearings and distances, and what the shape and terrain looks like. The woods are mostly large mature hardwoods and pines And there's plenty of downed firewood west of the stream if you want a camp fire or fireplace wood. There's and a pretty good view to the south and southwest from several spots on this land . You can see what this view looks like from the photos, even without any tree trimming. This is really a duel purpose parcel of land. It can be used as recreational retreat, or just as easily used as a permanent year round residence, if you don't mind being a little secluded. Hickory Hill Road is a gravel year round road. It has daily mail and school bus services, and is plowed all winter, and maintained year round up to it's end. The private (Cossen) road comes in off of Hickory Hill Road just before it ends. And runs at first to the west and then to the south right along the front of the lot. The nearest year round residences is on Hickory Hill Road a few hundred feet away. The presence of other homes in the area indicates that septic approval should not be too hard to get. Most of the area around this land is also wooded. And, Interstate Rt. 86 (formerly Rt. 17) is only a few minutes away.

The taxes:
Last year the total amount allotted for taxes for this land was only about $300.00 (about $100.00 for School taxes, due each September, and about $200.00 for Town and County taxes, due each January).

The area:
This land is only about two miles or so, northwest of the outskirts of the city of Bath, New York. It's in a very picturesque rural area ... and is loaded with all kinds of wild game, as well as many fishing streams. It is my understanding that, during the hunting season, Steuben County consistently has a higher deer kill rate than any other county in New York state. Thus, it is considered some of the best deer and turkey country in the world. The area around this land is crisscrossed by numerous hiking, snowmobiling and ATV trails. All this adds up to a hunter's and nature lover's paradise where fish & game and all kinds of recreation abound. Yet there's easy access to all the amenities and comforts available in the city of Bath. Bath has all the essentials, gas, food, hardware, post office restaurants, hotel, bed and breakfast, Police Department, a large VA Hospital, Commercial Airport, etc.,

Property taxes are around $300 per year and are paid current. There are NO LIENS on the parcel and title will be delivered free and clear.

Instructions, Location Maps, Deed, etc. will be provided to the buyer. Please allow 2 to 6 weeks for the County Clerk to process the paperwork.
